The Leasing Manager, Office is responsible for negotiating leases for office locations within an identified regional market within the Macerich asset portfolio. Leasing Managers maintain ongoing communication with national, regional, and local businesses, providing information about and selling the assigned locations directly to businesses and their representatives and brokers. Leasing Managers maintain a pulse on office needs within their assigned regional area with respect to space size and business needs, providing clients the right opportunities as they arise. This role monitors the area market conditions and space needs to determine the best clients for the property. The Leasing Manager will maintain strong relationships with all existing tenants so as to be in a position to maintain renewal interest and be aware of any changes in space needs for the tenant.
Essential Job Functions:
•Negotiates Letters of Intent on an on-going basis and receives appropriate approvals; obtains all pertinent information and documentation for lease request.
•Creates and executes a marketing and lease up strategy for each asset.
•Manages third party brokers to facilitate leasing of the assets.
•Negotiates terms and conditions of all listing agreements.
•Monitors lease expirations and lease options for existing tenants.
•Identifies inventory of office space within asset portfolio.
•Works with senior management on providing annual budgetary information.
•Handles cold calls from perspective office tenants.
•Conducts asset tours for prospective office tenants.
•Attends Leasing meetings as required.
•Communicates internally with cross section of departments on the status of inventory, potential deals, and deals in office leasing pipeline.
•Ability to discuss the portfolio and has market awareness.
•Ability to work in O2C to prepare Letters of Intent, inputs budgetary information, and submits deals for lease.
•Understands Tenant Coordination’s role and how they can assist to get tenants in and open.
•Interacts with Legal department to understand Letters of Intent and lease forms.
•All other duties as assigned.
•Bachelor’s Degree is required.
•Minimum of 2-5 years in office leasing experience.
•Comprehensive understanding of assigned regional area as well as national office leasing trends.
•Understanding of both the business and legal terminology used.
•Strong interpersonal and sales skills are necessary.
