The Leasing Manager is responsible for negotiating long-term leases (longer than one year) for retail stores at their assigned properties. Leasing Managers maintain ongoing communication with national, regional and local retailers, providing information about and selling the assigned properties to the retailer representatives. Leasing Managers maintain a pulse on the retailer's need with respect to space size, store front width, and location in order to present the right opportunities as they arise. This role monitors the shopping center's changing market conditions and merchandise mix to determine the best types of stores (uses) for the property.
Essential Job Functions:
•Negotiate Letters of Intent on an on-going basis and receive appropriate approvals; obtain all pertinent information and documentation for lease request.
•Monitor lease expirations, sales termination rights and lease options for assigned properties.
•Work with senior management on providing annual budgetary information.
•Merchandise assigned assets.
•Analyze tenant sales reporting and trends.
•Handle of cold calls from perspective long-term tenants.
•Conduct market tours.
•Attend Leasing and mall management meetings.
•Communicate internally with the Leasing team on the status of what is happening in their assigned properties.
•Ability to discuss the portfolio and have market awareness.
•Understand Tenant Coordination’s role and how they can assist to get tenants in and open.
•Legal department interaction to understand Letters of Intent and our lease form.
•All other duties as assigned.
Requirements and Qualifications:
•Bachelor's Degree required.
•Minimum of 3-5 years in retail, marketing and/or shopping center experience.
•Comprehensive understanding of marketing and merchandising techniques.
•Understanding of both the business and legal terminology used.
•Strong interpersonal and sales skills are necessary.
