The Senior Manager provides legal services in connection with new development and redevelopment projects, including anchor/department store and big box, restaurant and peripheral land/pad sale transactions. Provides legal advice and services (including preparation, negotiation and revision of documentation) to the anchor/department store, leasing and development teams. In order to achieve this they will have extensive contact with in-house Leasing Managers, Property Managers, Construction Managers, Development Managers and other personnel, joint venture partners, title company and lender representatives, as well as with tenants and their brokers, legal counsel and other representatives.
Essential Job Functions:
•Prepare, draft and negotiate anchor, big box and restaurant commercial lease and ground lease agreements, theater leases, brokerage agreements and ancillary lease documentation and LOIs.
•Prepare, draft and negotiate purchase and sale agreements, amendments to reciprocal easement agreements, easement agreements, LOIs and other real estate agreements.
•Analyze and summarize lease and reciprocal easement agreement language related to rights and restrictions related to development and redevelopment projects.
•Manage the flow of all such documentation from inception to execution and distribution.
•Ensure information in Deal Tracking Database is updated and accurate per standard procedures.
•Assist the AVP and VPs in the Legal Department in the implementation of any changes to policy and procedures.
•All other duties as assigned.
Requirements and Qualifications:
•4-7 years of experience as a commercial real estate attorney, including new development projects, complex leasing and transactional real estate matters.
•Law degree from an American Bar Association accredited law school.
•Admitted to practice law, preferably in California.
•Must satisfy Minimum Continuing Legal Education (MCLE) requirements to maintain active license to practice law.
•Experience in real estate transfer documentation required.
•Experience in complex retail/commercial leasing required.
•Knowledge in Microsoft Office Suite, in particular Microsoft Word.
